The Peninsula is hard on paint: morning fog on the north side, nine months of sun on the south. We prep for both and tell you honestly which walls need the work.
What is included
Every job, every time.
- Pressure wash and a full dry day before any paint
- Scraping to sound paint, sanding feathered edges, lead-safe practices on pre-1978 homes
- Primer on every bare spot; full prime on chalky stucco
- All trim joints and window perimeters re-caulked
- Two coats on body and trim, back-brushed on lap siding
- Gutters, downspouts and the garage door included unless you ask otherwise

Walk-throughDay 0
We check every elevation, probe soft wood and photograph problem spots for the scope.
WashDay 1
Pressure wash, mildew treatment, then a full day to dry.
PrepDay 2–4
Scrape, sand, prime bare wood, caulk, repair small rot sections.
Body coatsDay 5–7
Two coats, each elevation finished before the sun reaches it.
Trim and walk-throughDay 8–9
Trim brushed, touch-ups, your sign-off, warranty issued.

When is the best time of year?
April to October on the Peninsula. We paint in winter on dry spells, but we will not paint stucco that is still damp from fog.
My house is pre-1978. Is that a problem?
No, but it changes the method. We are lead-safe certified: wet scraping, ground sheets and HEPA clean-up are standard.
How long will it last?
Eight to twelve years on wood siding with good prep, longer on stucco. The south and west walls go first; we can recoat just those later.
