We're small on purpose. Eight people, one yard on Lincoln Avenue, and a schedule we can actually keep because we never run more than three jobs at once.
The owner
Tom Halden.
Halden Builders is a fictional San Jose building business in this showcase. The live site would introduce the owner and team here, explain how projects are managed and include verified business history.
Tom still walks every house himself. The first visit is free and takes an hour: he measures, asks how you live, and tells you plainly what's worth doing and what isn't. More than once that advice has been "don't move the wall", and it's saved people real money.
Tom holds a California B (General Building) license, sits on the city's residential-permit advisory group, and has never run more than three jobs at a time. That's the whole business model.

2-year workmanship warranty

Every proposal includes the warranty as its own page. It covers the workmanship of everything we or our subcontractors installed, from the day of the final walkthrough.
- One call, one visit
Call the office and Marisol or Dev will be out within five working days. Drywall cracks, sticking doors and a tile that's lifted all get fixed, not argued about.
- Manufacturer warranties handed over
Windows, appliances, fixtures and roofing carry their own warranties. We register them in your name and give you the folder at handover.

Fixed scope, fixed price, no buried allowances.

Every line, listed
Demolition, foundation, framing, each trade, each finish and the permit fee are their own lines. Allowances for things you haven't chosen yet (tile, fixtures) are stated with the number we've assumed.

Change orders before, never after
If you change your mind or we find something behind a wall, you get a written change order with the cost and the schedule impact. Nothing proceeds until you've signed it.

Paid by milestone
A 10% deposit, then payments tied to passed inspections for the foundation, framing, rough trades and finish. The last check comes only after the walkthrough. The scope, duration and inclusions for each service are on the Services page.
