    A 420 sq ft family room off the kitchen of a 1950s ranch on Cherry Avenue. Same roofline, same stucco texture, so the neighbors couldn't tell where old met new.

    We kept the footprint and the window, moved the range to the exterior wall for proper venting, and built the island the family eats at every night.

    A 1920s bungalow bathroom in Rose Garden. Curbless shower, linear drain, and a vanity the owner can roll under. Built for the next thirty years, not the next listing.

  4. Finished living room: vaulted white ceiling with exposed beams, stone fireplace, wide oak floors and glass doors to the garden. Before: a dark wood-panelled living room with carpet, heavy curtains and a stone fireplace.

    Cambrian living room

    Dark paneling out, the beams painted, and a new nine-foot slider where the old curtained doors used to be. The fireplace stayed. It was the best thing in the house.

Additions & ADUs

Second stories, rear extensions and detached units. We handle the city permit, the soils report and the neighbor's questions.

Whole-home remodels

Kitchens, baths and everything between them, done in one pass with one schedule, so you move out once, not three times.

    Walk the house

    A site visit to discuss your plans. We measure, ask about how you live, and tell you plainly what's worth doing and what isn't.

  2. 2

    Fixed scope, fixed price

    A line-item proposal within ten working days. Allowances are listed, not buried. Change orders are signed before the work, never after.

  3. 3

    Build with one crew

    The same project manager from demo to final clean. A short written update every Friday, and a walkthrough before the last check.

Questions we're asked a lot

Before you call.

How much does an addition cost in San Jose?

Every addition is different. The lot, the foundation, the finishes and the permit path all move the number. We don't quote from a form. We walk the site, then give you a written fixed price with permits and engineering included.

Do you handle the permit?

Yes. We prepare and submit the application to the City of San Jose (or Campbell, Los Gatos or Santa Clara County) and attend the inspections. Permit fees are listed as their own line in the proposal.

Can we live in the house during the work?

Usually, for additions and single-room remodels. We seal the work zone and keep one bathroom and a working kitchen. For whole-home remodels we'll be honest with you: moving out for the heavy months is cheaper and faster.

Who is actually on site every day?

Our own carpenters, led by your project manager. Electrical, plumbing and HVAC are done by the same three licensed subcontractors we've worked with for over a decade.

How soon can you start?

We book two to four months out, depending on the season. Design and permitting usually fill that gap, so the wait rarely adds time to the overall project.
