Start with the right questions.
Water can travel before it becomes visible indoors. A roof inspection should document valleys, penetrations and wall junctions as well as the field of the roof. Indoor staining alone does not identify the entry point.
Put the details in the plan.
Keep photographs of the stain and note when it appears. Have an appropriate professional inspect the roof; describe the symptoms from the ground.
Bring it to the site walk.
Bring photographs, a list of what is not working today and any constraints on access or timing. The aim of the first visit is to turn those observations into a scope you can understand.
