Tank, tankless and heat-pump heaters, gas and electric. Permitted with the City of Fremont, strapped for earthquakes, fired and CO-tested before we leave.
What the visit includes
Everything on the invoice.
- Diagnosis first: igniter, thermocouple, gas valve and anode checked before anyone says “replace”
- Same-day tank replacement in the usual 40 and 50 gallon sizes
- Seismic straps, drip pan and drain, new flex lines and a new gas sediment trap
- Expansion tank where the house has a pressure regulator (most of Fremont does)
- City of Fremont permit pulled by us, inspection booked
- Set to 120°F, fired, flue draft and CO checked, old unit hauled away

Tank or tankless?
Tankless needs a bigger gas line and a new vent and is usually a full day. It pays back in space and endless hot water. Tanks are cheaper to install and simpler to service. Read our tank-or-tankless article for the honest version.
Do I need a permit?
Yes, in Fremont. We pull it and book the inspection; the sticker goes on before we close the invoice.
Why does my heater only last eight years?
Fremont water is hard. Sediment builds in the tank and eats the anode. An annual flush and an anode check every three years roughly doubles the life.
